Pier and beam foundations — common in older Houston neighborhoods built before the 1970s — consist of a network of concrete or wood piers supporting horizontal beams and floor joists. Over time, these piers can settle, shift, or deteriorate, causing the beams and floor above to become unlevel. Pier and beam leveling involves adjusting, shimming, or replacing the support piers to restore the floor system to a level, stable position.

HOW PIER & BEAM LEVELING WORKS

Unlike slab foundations, pier and beam homes have an accessible crawl space beneath the floor. This makes leveling more straightforward in some respects — our technicians can access the support structure directly without excavation. Leveling typically involves adding steel shims between the top of the piers and the beams to raise low spots, replacing deteriorated wood shims with more durable materials, adding new piers where support is insufficient, and in some cases, replacing beams or joists that have sagged or rotted. We use laser levels to measure floor elevations throughout the home and develop a precise leveling plan before any work begins.

WHY PIER & BEAM LEVELING MATTERS IN HOUSTON

Houston's clay soils cause foundation movement in both slab and pier and beam homes — but the mechanisms are different. In pier and beam homes, the individual piers move independently as the soil beneath them expands and contracts. Over years, this creates differential settlement: some piers sink while others remain at their original elevation, causing the floor system above to become increasingly uneven. Left unaddressed, this differential movement stresses the beams, joists, and subfloor, eventually causing structural damage that is more expensive to repair than the original leveling work would have been.

SIGNS YOUR PIER & BEAM FOUNDATION NEEDS LEVELING

  • Bouncy, springy, or soft spots in the floor
  • Visible slope or unevenness when walking through rooms
  • Doors and windows that stick or won't latch
  • Gaps between the floor and baseboard trim
  • Squeaking floors that have gotten progressively worse
  • Visible sagging in the floor from outside the home
  • Cracks in interior drywall or plaster
  • Crawl space piers that are visibly leaning, cracked, or missing

OUR PIER & BEAM LEVELING PROCESS

1

Crawl Space Inspection

We enter the crawl space and inspect all piers, beams, joists, and subfloor components, noting condition and elevation at each pier.

2

Floor Elevation Survey

We take elevation readings at multiple points throughout the home to map the full extent of differential settlement.

3

Leveling Plan

We develop a precise plan identifying which piers need shimming, replacement, or addition to achieve a level floor plane.

4

Shimming & Pier Work

Steel shims are installed at piers that are low, deteriorated piers are replaced, and new piers are added where support is insufficient.

5

Verification

After leveling, we re-measure floor elevations to confirm the floor plane is within acceptable tolerance throughout the home.

6

Documentation

We provide a written record of all work performed, including before and after elevation readings.
